I like the cow footrest Not sure the energy efficiency ratings necessarily mean that much. It's a tickbox thing rather than an actual measurement. For example, there will be stone walls several feet thick on both sides but it will lose points for not having cavity wall insulation. It's such a tiny space it will be really cheap to heat. It's the front door going directly into the only downstairs room that will make it cold.

Don’t think new owner can extend for 2 years. Get lawyer to explain rules clearly - ours didn’t (and went bust in the last crash so we couldn’t even fight them for the cost).
