I guess an EPC that low means no insulation anywhere, leaky single-pane windows, expensive heating such as electric or oil, etc. Not sure how much credence to attach to EPCs since they seem based largely on assumptions rather than proper investigation. But I guess they serve as a broad indication of running costs. The current Muttley Mansions is A against the previous hovel's E, and there's quite a difference.

EPCs are (supposed to be) generated by looking at carbon use (so efficiency of any heating systems, boilers, projected energy usage requirements, etc) and mitigation - so windows, roofing, insulation, etc. So essentially offsetting one against the other, chucking the numbers in a hat, swirling them around until they become a letter, doing a blind pick and applying that as a 'score'. No, housing accoustics and law did not completely jade my approach to housing regs. I may be wrong or out of date with this, it's been a while since I had to do a housing inspection, thankfully. I know there was a change to regs earlier this year, but every time I look at it I go blind. |

Yes, it doesn't take actual energy use into account, it's plugging numbers in for floor area and so on. I wonder whether they couldn't access the loft space due to the loft conversion and the owners didn't know what was up there, so they had to err on the safe side and assume there was no insulation at all. There has been a consultation on trying to get EPCs a bit closer to reality and I think it was supposed to come into effect next year. |

Part of it came in earlier this year, but I think that was mostly commercial. Given that it took several years beyond the projected date to roll 45001, I'm not holding breath. Anyway! Can someone find me a small enough house that can accommodate me, 2-3 dogs, a cat, and some hens (maybe some goats) Oop Narth o that there Scotchland? Do-oer uppers a favourite. |

We've just had an EPC done for my late mum's house. It was rated as having an immersion heater because that's in situ but there's a gas boiler. Apparently that's how the rating system works. They have to assume you're using the shittest method in place. I did dispute it and that's what I was told.
