We had an offer. But considering the asking price is OIEO 475000 and they've offered 455000 we've told them where to put it!

I've also done two second views on potential properties with the Teens and ruled out one but we really like the other and will offer, once agreed on mine :-)

You do right, Meglet. That's just cheeky. If they want it they will know they have to pay the asking price.

Indeed. And that's what the agent has told them. It's not overpriced, some of the agents priced it over 500. We'll see what happens!

This is where the agent earns his corn. I was tempted to try a fee structure based on a sliding scale. So, if a fair price is 250k, then they get say £750 for the first £220k 5% for £220 to 250k and so on. (I haven't checked the figures but you get the idea).

So we've had a busy day on the house front as well as A levels and uni offer. We've accepted an offer on the house-less than asking but a level we were happy with. And I've had an offer accepted on a house, started with a cheeky one and increased it, but still got 8000 off asking price as it's been on the market for a while.

Potential moving date 8 weeks :-)

Hopefully smoothly! Having heard of a few people who have had sales fall through late on I'm not counting any chickens!
