Finding a place to rent

So Muttley Jnr needs to find a place to rent, in or within commuting distance of Fareham, Hants. He's currently in Reading. Everything that comes up in his price range gets snapped up immediately. He phones to ask to view and is told every time that it's fully booked out, the same day it's gone.

Has anyone been in this situation, and do you have any tips for getting ahead of the game? He's got a job lined up and needs somewhere to live.

Is he registered with the local agents, so they can notify him as soon as something suitable comes on the market? Often they know about stuff that is yet to be listed.

Youngest and partner are renting in Tadley, they did it all blind as they were in Devon but fortunately came up OK with a nice little 2 bed terrace.

Sorry to Muttley Jnr, but the rental market is horrendous at the moment. We were s21'd 18 months ago from the flat we'd lived in for over 10 years (as the landlord wanted to hike the rent more than the contract would allow).

After viewing a few unsuitable places (including one that would have been incredible apart from my housemate's accessibility needs), we found a place. I booked a viewing that transpired to be a mass viewing of multiple people. Despite it being too small, and having numerous maintenance issues, we banged an offer in immediately with an offer to pay 6 months up front.

We've now been here 18 months, and the dread is setting in again now as to whether we'll be able to remain once the contract runs out.

Best advice - once they've found a place, save like a demon to try and get on the housing ladder - even better if he can get a partner with a second income to boost affordability. Renting is currently just awful, and unlikely to get much better until s21 evictions are outlawed.

He's registered with the local agents but says none have ever called him because they know that everything goes as soon as it appears so no need to put any effort in.

Offering rent up front might be a tactic but that'll involve me stumping up. As for buying a place, that's already being planned but first he has to bed into the new job.

He rented while at uni. It's a landlord's market and it's awash with parasites and dodgy dealers. The whole thing stinks and the sooner he's into his own place the better.

Has he asked where he's going to work Muttley? There might be someone there willing to rent a room so that he's at least in the area and able to start his new job. Also a post on the local FB group asking if anyone knows of anything?
