It sounds like you are doing all the right things. I've already said what I think. Not sure why you are goving them another go, I'd get rid of them, get a new agent and see whether the new listing brings new people in as it did for Mandymoo above - for whatever reason the current agent isn't getting a sale.

I had a valuation for my house this week and have two more booked. As well as price I'm interested in how they will market my house and what they will do if it doesn't sell, and how they will help the sale go through after the offer. Your agent should be being proactive for you, that's their job. If you've had viewings they should be feeding back why the viewers aren't interested, is it location, layout, decor, price? This agent told me that in some areas of the country Zoopla is used more. I've also recently checked On The Market and found properties that aren't on Rightmove. They should have the stats at their fingertips for you. This agent had also researched comparable properties and had them printed off for me, though I still think her valuation was far too high.

When I was looking at houses most of the agents rang me afterwards to ask for feedback, or ask if I had any questions or if I wanted another viewing.

I now think my flat's overpriced by at least £10k and I want to reduce it by that amount. It's in average condition not tip-top. The agents did give me feedback from the 11 initial viewings. 2 said decor - too much to do when they got in.

On The Market ... I'd never heard of it. I'm on there!

She told me that Rightmove is northern weighted and Zoopla southern, in general. Zoopla seems low in properties compared to Rightmove for my area. But if people are moving areas you need both.

Photos can make a big difference, one agent in my area has terrible pics, and one seems to favour an internal shot as the main photo on Rightmove. Again I'd be looking for someone who has professional photographers, not the agent doing them.

If you're struggling stick with a traditional agent not an online one, and don't pick one who asks for up front fees.

Yeah - I forgot to ask with current agents if they use Zoopla when I signed up. I'd always use a traditional agent. I work too many hours to do the online thing and value local knowledge.

I didn't know some agents use professional photographers. I've never heard of that happening in Bristol.

I've re-done the interiors ready for new photos but unfortunately it's raining here. The current photos are OK but not amazing. Also, I'd booked gardeners in on 2 occasions to smarten up the front garden. Neither of them turned up or replied to my texts. I had to do as much as I could yesterday - pruning a tree and 2 bushes + weeding. My first weekend off for months!

Thanks for commenting everyone. I think I'll have to read the riot act tomorrow. If they're not interested, I'll give them the requisite 2 weeks notice.

My EPC didn't have to be redone when I signed up as I've lived in my flat only 6 years. They shouldn't charge me for this should they as they didn't have to re-do it?

I've had three estate agents round. There's a variation of 100k between the highest and lowest-though I know the high one is totally unrealistic.

We've got an option of what we feel is the most realistic price, and one which is 40k higher. The low one thinks it will generate lots of interest and might get over asking price. The higher one says put it on the market for four weeks, see what happens, then drop the price. Not keen on this as people might think there's something wrong with the property
