It's dead flat (my Garmin had 33' ascent in total), there is probably half a mile of beach perhaps where you couldn't run flat out, otherwise it's wide paths, pavements or roads, all very good surfaces. It's probably not an out and out PB route because of the beach, road crossings, pedestrians, etc etc but it's very quick...
